Conemaugh Township, Cambria County

This page is unofficial. It is not an ordinance, but is prepared by William Barbin, the Township Solicitor in order to help persons who wants to build a home in the township get through the development ordinances. Conemaugh Township strictly enforces its development and building related ordinances. This may cause a little bit of difficulty in getting ready to build, but they will protect your investment from unreasonable interference from others once you have built.

1. Sewage: Is the property served by public sewage?

If your proposed building site does not have public sewage available, you will have to permit an on lot sewage system, contact the Sewage Enforcement Officer, at the  Cambria  County  Sewage  Enforcement  Agency,

General requirements for on lot sewage systems are prescribed by the Pennsylvania Department of Environmental Protection in Title 25, Chapter 73 of the Pennsylvania Code.

Note: Properties with 150 feet of a sewer line are required to make connection,

Note: Like most of Cambria and Northern Somerset Counties, Conemaugh Township is underlain by abandoned coal mines. These mines are deep and haven't presented a subsidence problem. They do however effectively de-water the ground water table making the drilling of a dependable well impossible and a tap to the Public water system essential. Public water is available in almost all parts of the Township.

2. Zoning: What zoning district is the property located in and what are the minimum lot size, lot coverage and set backs?

Determine which district the property is located in on the township zoning map

Check the requirements for the district in the zoning ordinance

3. Runoff: Are you planning single family residence, creating over 10,000 square feet of impervious surface?

look at, roofs, paved driveways, patio,

if so, or if  any commercial or multi-family residences are proposed, you are you will need to comply with the Township
Storm Water Management Ordinance

4. Driveway Permits: Your driveway enters onto a public road either township of State owned. State driveway requirements can be obtained from the Pennsylvania Department of Transportation. Requirements for driveways accessing a township road are generally the requirement for a culvert pipe sufficient to allow storm water to flow off the road and a visibility of at least 100 feet in each direction.
